Very nice job - well done. Our driveway is getting old and worn, but these guys use really good seal coat material and made our driveway look good again. We have used them in the past and will use them again in the future.

While they showed up late the first time because an earlier job took longer than expected and we were no longer home, they rescheduled and were prompt the second time. They did an excellent job. We were very satisfied.

Great! They were very prompt in getting out to see the drive and provide a quote. Both the back house and onsite staff were nice and easy to work with. About a week after the work we noticed a few cracks where the fill had moved some and when I contacted them to inquire about it they immediately said they'd take care of it - free of charge - and they did. Since then we've had neighbors stop by asking for the referral. Will definitely use them again!

It went really well with this company. Dan gave a discount for doing more than my house. He did 3 different houses on my street and EVERYONE is VERY happy with his work. Just a week before Dan came out to do my house the neighbor had the Jet Black company do his driveway and my driveway looks noticeably better. Its color is much blacker and looks like the driveway was just out in new. Everyone on my street notices the difference in color. I'll hire Dan again when I need it.

The driveway looks great. Visually, this is the best sealcoating job that we've had. The cracks were sealed such that they are less visible than when previous sealcoating jobs. Real Seal with easy to communicate and work with.

Totally Outstanding - Most Highly Recommended. From start to finish it was very obvious that Real Seal is a family business that takes a great deal of pride in providing quality service and a quality product. When I initially called Real Seal I was extremely surprised (and pleased) that someone actually answers the phone . . . it was Jessica, the owner's wife (or co-owner of the company). Jessica was very pleasant and extremely helpful. After discussing driveway sealing for a couple minutes Jessica said somebody would get back to me by the next morning with an estimate . . . which they did. Jessica called that morning with a very fair estimate which we accepted and scheduled the work to be done the following Tuesday. Jessica said they would call on Monday to confirm the job was still on schedule because sometimes unforeseen weather conditions can cause delays . . . and just as she said, Jessica called Monday and confirmed the job was still on schedule for Tuesday and even told us that we were number 3 on the list. Then on Tuesday Dan (the owner of Real Seal) showed up as scheduled and did the driveway sealing . . . he edged both sides of the driveway, filled the cracks, and sealed the driveway . . . and did an outstanding job with every part of the job. We've had other companies do our driveway sealing in the past . . . even companies that were much larger and claimed to be the best . . . but none of them can compare to the outstanding job that Real Seal did. When it comes to driveway sealing Real Seal is the "real deal". Thank You Dan and Jessica !!

They showed up on they day they said they would, cleared grass that was over growing the edge of the driveway, filled the cracks, sealed it and put up tape at the end of the driveway (so we wouldn't drive on it). I was particularly impressed with the crack sealing. A previous sealer used very "watery" crack sealer, leaving the driveway susceptible to more cracking due to freezing and thawing. Real Seal used a thicker tar and did a great job filling our cracks. We will be using them again. Highly recommended.

Dan was great on the phone. He knew I had a deadline and even called to offer to push the appointment up earlier when the forecast looked like rain on our scheduled date. Dan came out to measure and gave me an estimate based on a price per square foot, which included all prep including filling cracks. The team arrived a little later than expected. Fortunatey, I was planning to be around (and I would not have had to be there. We had made arrangements to make sure they received the check.) Our driveway was not in great shape and was shedding my past attempt at doing this myself. They did a very thorough job of clearing the drive -- removing and picking up bits and pieces and edging. They filled a crack that crossed the drive and put on a nice surface. I was very satisfied with the result.

I phoned on Monday and Dan came to give a quote on Tuesday am as promised. We had several cracks and offered to pay more to have them filled with plenty of the sealing material. It was an unseasonably warm day and Dan had a cancellation so he asked if we wanted to go ahead that day which we did. So his crew came Tuesday pm and cleaned the driveway and the edges, filled the cracks (first softened the crack with heat so the "tar " would go in better and sealcoated the driveway. After they put up the tape to keep everyone off for 24 hours. We were very pleased to get this done on the first warm day (72 degrees) of the season. We have about an 1210 sq ft driveway and Dan's crew did a great job on the cracks. The driveway looks so much better. We intend to use them again and felt the price was very good for the quality of service received. We would recommend them to anyone who needs an asphalt driveway seal coated.

It went very well. They did everything they said they would do and stood behind their work. We have a very large 3+ garage driveway with many cracks. They did a great job. There were a few areas that needed to be re-filled as the cracks were deep and the hot tar soaked in pretty far. They came back the next day and re-filled and did some touch ups. We will definately have them back and tell everyone the great work they did.

The duo arrived on time, helped me move my portable (but heavy) basketball hoop and spent 20-30 minutes on the edging and cleaning of the driveway. I had concerns about oil spots which they were able to provide knowledgeble answers about. The pair spent another 30-40 minutes laying down the sealer and cleaning up. The result was beautiful, and the Real Seal guys did a nice job cleaning up after themselves. They were a pleasure to work with, and I would use them again.

They sealed my three-car garage driveway. They did a nice job cleaning up the edge of the driveway and preparing the surface. I had several oil spots which were treated with a primer, before the final sealing.

I found one of their flyers in my yard, checked Angie's list and decided to give them a call. They were able to come out the next day. I wasn't at home when they did the work but the results were just what I expected. They did a great job filling some of the larger cracks, trimmed the grass around the drive and it looks nice. Of course the real proof will be in how well it lasts.

I saw Dan working on a driveway a mile or so from my house, and watched him work for a bit. He was putting the final seal coat on the drive and was taking great care to do a good job, so I asked him to stop by our place for a quote. He showed up on time for the job, his equipment looked fairly new and clean (as clean as you can be with tar all over the place). He took a power edger and went all the way up and down the edge of the drive cutting away grass and weeds, then took a power broom and cleaned the entire drive, working particularly hard getting everything out of the cracks. Then he filled all the cracks with a hot melt tar, which dried quickly. Then he applied the black seal coat, all by hand, taking care to make sure every square inch was covered. He also filled the crack between the blacktop and the concrete garage floor with hot tar. It looked beautiful when done. Everyone who came over commented how nice it looked. I subsequently had Dan do the blacktop apron at my aircraft hangar as well, and when others saw his work at the airport some of them had theirs done also.
Description of Work
Realseal cleaned our entire driveway, which is probably 200' long (just guessing) with a large apron in front of the garage, then sealed all the cracks with a hot melt tar, then sealed the entire surface with a black seal coat.

FAQs
What time of year is best for sealcoating? ›
The best time to sealcoat your driveway is during summer when the temperature is above 50 degrees Fahrenheit. It's not advisable to seal coat in the winter as the colder season will negatively affect the performance of the sealer. The sealer may not bond with the asphalt or will not cure correctly.
What are the negatives about sealing driveway? ›- It makes the concrete slippery. If you finally decide to seal your driveway, you should go with the type of sealers that has polymer grit additives. ...
- You get exposed to harsh chemicals. ...
- It requires regular reapplication. ...
- It isn't a cheap project. ...
- It shouldn't be applied to fresh concrete.
Sealcoating only costs between $0.15 and $0.35 per square foot. It's more affordable compared to asphalt installation which costs between $1.5 and $2 per square foot. Sealcoating not only extends the life of your asphalt pavement, but it's also an effective way to save money.
How many coats of sealant on a driveway? ›Applying two coats of any sealer will dry and create a better finish much better than one thick coat. These sealers are water based, and they cure and form a film primarily during the evaporation of water from the coating. A thin coat will evaporate much faster and create a single uniform layer.
How long should you stay off driveway after sealcoating? ›For optimum results, we recommend that you use your driveway 48 to 72 hours after sealcoat was applied.
What temperature should you sealcoat your driveway? ›The best temperature range for applying sealcoat is between 55 and 90 degrees Fahrenheit. Ideal temperatures are those that start around 70 degrees Fahrenheit in the morning and increase throughout the afternoon.
Can you seal your driveway too much? ›While slathering seal coat over asphalt in a thick layer can be tempting, a “more is better” approach is detrimental to the pavement beneath. Too much sealer can lead to premature cracking, which will shorten the lifespan of your driveway.
Can you seal your driveway too often? ›Sealing concrete yearly can lead to more hairline cracks, so if you have a concrete driveway, you should consider resealing it every five years. In addition, sealing an asphalt driveway too soon may trap oils within the asphalt, resulting in a driveway that is too soft or flexible.
Does sealcoating fix cracks? ›No, it does not. You will see crack filler through sealcoat, as the crack filler is designed to expand and contract with temperature changes. Pavement takes on a dark, vibrant color after sealcoating, but you will still see repaired crack areas through the sealcoat.
What happens if it rains after sealing driveway? ›Rain can wash away all of the hard work that you put into your driveway. The sealer will be washed away by the rain if you don't wait long enough for it to dry.
Does seal coat fill cracks? ›
If you're considering Sealcoating your asphalt as well, filling asphalt cracks first is always a better option. Sealcoating is not designed to be an asphalt crack filler, it is made for sealing the surface and protecting it from the elements such as UV light, salts and oils.
How many square feet will 5 gallons of driveway sealer cover? ›5-Year Driveway Sealer and Filler - 5 Gallon :: Driveway - Asphalt :: FarmPaint.com. Coverage: Approximately 250-350 square feet per 4.75 Gallon container.
How far does 5 gallons of driveway sealer go? ›Coverage should be at least 250 square feet per 5 gallons. For larger areas, pour onto the surface and roll. Apply the next coat as soon as possible, not allowing extended time between if possible. Ensure coating is dry to the touch with no uncured material underneath before moving on to the next coat.
How much area does 5 gallons of sealer cover? ›Coverage rate:
Total of 2 coats – average coverage around 50 square feet per gallon (or 5 square yards).
While we still recommend those with cracks developing try to get their asphalt seal coated before it gets too cold, spring is really the best time for seal coating. It means your driveways and parking lots look great for the entire year, and warm spring weather is the perfect temperature for a well-set coat.
Should I seal my driveway before or after winter? ›It's best to seal your driveway in the fall or the spring because the temperatures tend to be more moderate. In order to put seal coating on, the outside temperatures need to be above 50 degrees Fahrenheit. In addition, the weather needs to be free of heavy rain for 24 hours.
Is it OK to seal driveway in winter? ›The Best Conditions for Sealcoating
The best time to seal coat your asphalt driveway is during the fall, between September and November. Seal coating should not be done when temperatures are below 55 degrees Fahrenheit or above 90 degrees Fahrenheit.
The Best Weather for Sealcoating is Warm and Dry
If there is any rain in the forecast for the day of the scheduled sealcoating, it should be delayed until the forecast shows no rain. The best weather for sealcoating is relatively arid conditions combined with a temperature between 50 and 85 degrees Fahrenheit.
